New-build apartment in Vilnius: what to do if the window starts sticking?

The window in your new apartment worked smoothly for a while, and now the sash starts to catch, the handle moves more heavily or you need more force to close it? At that moment the most important thing is not to guess the cause, but to record what exactly has changed.

If you live in a new-build apartment and are considering whether you need window adjustment in Vilnius, a few simple notes, photos and a short video can help distinguish an adjustment need from a mounting, warranty or hardware issue much faster.

This is especially relevant while the window is still under warranty: before changing any settings it is useful to have a clear picture of the initial state. The mere fact that the property is new-build does not yet tell you why the window has started to behave differently.

Quick checklist: 5 things worth recording

• When did you notice the problem, and did the window behave like this from day one?
• Where does the sash catch or when does resistance appear?
• Is the same happening in just one window or in several?
• Are there any new changes around the frame and the wall?
• Is there a clearly damaged or loosened hardware component?

If the window is sticking, do not force it shut. It is better to calmly record the symptom once than to change the window's position while trying to “fix” it and make the later diagnosis harder.

1. Write down when the problem appeared

The first useful fact is not the age of the window but the start of the problem. If the window closed with difficulty, touched the frame or had another persistent flaw from the moment you moved in, it is worth saving this information and checking the mounting and warranty documents.

If the window worked normally for a long time and the change appeared only later, note the approximate date. You do not need to decide whether adjustment is the cause: for the technician or installer it is far more valuable to know when the behaviour changed and whether the change was sudden or gradual.

2. Film one ordinary opening and closing

The short video should show the whole window and the actual action: opening, closing and turning the handle. Do not use extra force and do not deliberately try to provoke the sticking.

It is useful to note whether the sash catches at the top, bottom or side, whether resistance is felt only when turning the handle, and whether closing requires you to lift or press the sash.

If a later inspection shows that the problem is linked to the position of the working sash or hardware, professional window adjustment may be the right solution. However, adjustment points and permissible corrections depend on the specific hardware system, so the video itself is meant to show the symptom, not to help you decide at home which adjustment screw to turn.

3. Compare the other windows of the apartment — only as extra information

Check whether the other windows in the same apartment open and close as they used to. If the change is noticeable in several windows, it is worth mentioning when booking a visit or contacting the installer. However, several sticking windows do not on their own prove that “the building is settling”.

In professional window installation guidelines, the junction between the window and the building is treated as a place that accepts movement: its geometry can be affected by temperature, humidity, wind, use and, in some cases, movement of the building structure. From that alone you cannot conclude anything about a specific window fault just because the building is new.

4. Photograph the frame-to-wall junction

Take a few general photos around the window frame, especially on the side where you feel the catching or another change. Pay attention to any newly appeared larger cracks, moisture marks, a visible gap or movement of the frame when operating the window.

Such signs are not yet an automatic diagnosis of a mounting defect. However, mounting fixation problems can show up as wobble or sticking, so a visible change around the frame is worth showing before adjusting only the hardware. A small finish crack on its own, without other symptoms, does not prove anything.

5. Check the visible hardware, but do not disassemble it

Visually you can check whether there is a clearly broken, loosened or unusually shifted window hardware component. If damage is visible, it is better to photograph it and not try to hide it with adjustment.

Hardware systems from different manufacturers are adjusted differently. Some manufacturers' technical instructions explicitly leave adjustment and safety-critical parts to specialists. If you see serious damage or the sash has become unstable, it is safer not to operate the window until inspection.

If the window is still under warranty: what to have before contacting anyone

Before a third-party adjustment, check the terms of your contract and warranty. Different sellers, developers and installers may apply different procedures, so you should not assume in advance that every adjustment need is either a warranty case or not.

It is convenient to have in one place: the date the problem appeared, a short video, 2–3 photos, information on whether the window behaved this way from the start, and a note on whether a similar change is visible in other windows. This is more specific than a general sentence “the window sticks”.
